The outlook for the ultra-luxury residential real estate market in 2026 is cautiously rosy, with inherited wealth and international buyers expected to drive demand. This optimism is leading sellers to seek ever-higher prices.
Currently, it takes a nine-figure asking price to be included among the most expensive private residences available for purchase on the open market around the world, with the current crop of sky-high-priced trophy homes ranging from a $110-million cliffside estate overlooking the Pacific Ocean in Malibu—it once belonged to iconic late-night chat show host Johnny Carson—to a 75-acre ultra-luxe ranch in Aspen owned by California billionaires Stewart and Lynda Resnick and listed for $300 million.
In total, the asking prices for all of the properties on this list total more than $4.1 billion, with a whopping average asking price of $164 million. As expected, the most expensive abodes are concentrated in the usual places wealthy people tend to gravitate to, with five properties in the Los Angeles area, three in Palm Beach—four if you include a $150 million spread in nearby Manalapan—and three in Dubai. There are also a couple of swanky options in both London and Hong Kong and a few sprinkled around in more unexpected locales like Qatar and New York’s scenic Adirondack Mountains.
